CB 11 Approves Eliminating Section of Douglaston Street

Board OKs getting rid of Thebes Avenue between 248th Street and Overbrook Street.

Community Board 11 voted in favor of an application to eliminate a portion of Douglaston’s Thebes Avenue.

If approved by the Department of City Planning, the elimination would allow five homeowners along the street to make additions to their properties without going through the city’s Board of Standards and Appeals, CB 11 District Manager Susan Seinfeld said.

The board voted 27-7 in favor of the application, which called for getting rid of a section of Thebes Avenue between 248th Street and Overbrook Street.

“It’s a 60-foot-wide street that is privately owned and has no public access,” said Elena Aristova, of Friedman and Gotbaum, the firm that submitted the application.

Mel and Rosemary O’Donohue, who own two lots on the street, had submitted an application to City Planning that would give them clear title to the properties.

Currently, there are no plans to develop any portion of the lots on the street.

But Seinfeld said the homeowners would be able to add to their homes without going through the official city process if City Planning approves the application.

Several CB 11 members questioned the proposal.

“It was represented that there would be no development there,” board member Andy Rothman said. “But we have no promise that these other lots would not be developed.
